April 2020 Market Data for Austin Texas

Guess What?  We're still firmly in a seller's market!

Which sounds odd because sales were down 21% (yikes) compared to last year with 2,481 homes sold in 2020 vs. 3,162 homes sold in 2019.  However, many sellers decided that they did not want to have their home on the market at this time so of course, the supply of available homes was drastically reduced.  Which, in turn, creates fewer homes for people who wish to buy and therefore puts us in a seller's market.

There are guidelines and restrictions around showing homes in the Covid-19 era, but it can be done and multiple offers are still happening in the under $600K market.  If you're looking for a home, don't be discouraged. It's a different way of doing business, but we've got it handled and we're going out of our way to assist our buyers and sellers with completing their transactions as safely as possible.

We always suggest that you begin your search for homes online.  Our home search feature is very robust and is easy and free to use. Advanced Home Search  However, because inventory is sparse, you need to be able to move quickly.  Waiting is not a good option.  And of course before you start looking, we strongly recommend that you get your financing in line.  That way, if you see something you like, you're able to act more quickly.   You can use one of our Mortgage partners or a lender of your choosing.  If you have questions about this, please give us a call.

If you've decided that this is a good time for you to sell your home, we're able to help with that online too. If you'd like for us to give you an estimate of what your home might be worth, without us coming to your home - we do have a fairly advanced online system that can give you a quick estimate of your home's value. If you'd like to give it a try, it's here at Home Value.

Either way, we've got you covered!  Until we can talk again in person, have a safe and enjoyable summer!

Best,

David
