Austin, Texas real estate is an adventure! And depending upon who you work with when you buy or sell real estate it can either be an exhilarating ride leaving you ready for more or an arduous task making you wonder why you thought investing in Austin real estate was a good idea in the first place.

Here are a few tips that will help you on your journey through investing in real estate.

1. Have a business plan.
This is crucial. If you have a destination in mind, you definitely need a map. And that's all a business plan is...a map to your success! Decide what you would like to achieve with your real estate investment business and build from there.

2. Assess your capital.
All this means is know how much startup money you've got to work with. Do you have enough to achieve the first steps in your business plan? If not, perhaps you need to contact a mortgage broker and arrange some sort of financing.

3. Partner with a Realtor®.
Why? Because even if you know the markets, you just don't have access to the kind of data that a Realtor® does. In order to make any money selling your property, you need to know what other properties have sold for in your neighborhood - both currently and historically. A Realtor® has access to that data. They can help you find properties that fit your investment goals for purchase - often within the first few hours on the market. If you're investing in a "hot" area, that kind of timing is crucial.
