Austin Texas Real Estate

Lots of people think that as long as their house is clean, then that's all there is to it. And, for your average agent, maybe that's true. But the Realtor involved with Austin Homes and Real Estate believes that it takes a little bit more to make your home a buyer's first choice. Here are just a few of the things that buyers really notice.

First Impressions mean a lot!

Is your lawn well taken care of? Does the porch need to be painted, does the front door look clean and welcoming? These are little things that can really put a buyer off right away if they are left untended.

What's that smell?

You might think the aroma of freshly cooked bacon is yummy, but maybe the prospective buyer is a vegetarian and thinks it's terrible! And what about the cat box? If you've lived with Fluffy long enough, it's very possible you don't even smell it anymore. But just to be sure, have someone else come in and give you an honest opinion.

Any smell can be off-putting to a buyer, no matter what it is. True, you can't stop living in your house while you're trying to sell it - but be aware that everything counts when it comes to selling. So, try to keep some spray odor neutralizer on hand and give the kitchen, baths and main living areas a spritz before you walk out the door.

Well, we'd like it if it were roomier...

Buyers have no idea about the flow or space of your home until they enter it. And, to sell quickly it behooves you to make the house seem as spacious and open as possible. This is achieved sometimes in the most simple ways...

Take unused appliances and knickknack off the countertops to really show off the work space. Have the kids pick up all the toys off the floor in their rooms. It not only makes the room seem bigger, but it also gives the buyers easier access to the closets, etc.

But even this isn't enough!

Adhering to the above principles might get you started getting your home ready to show, but it's not enough to make your home top choice in buyer's minds! Each situation is different and these are just general tips to get you started. The best way to find out what you need to do for YOUR home - is to contact a Realtor and have them walk through your home and give you an honest, professional opinion.

We at Austin Homes and Real Estate are professionals at selling homes and can guide you throughout the showing process, bring you buyers that are qualified and ready to buy your home and help you negotiate the legal terms in the contracts to get you the top price for your home.
