1. Some Sellers fall in love with a price.
That's a big stumbling block for some people. They go around the neighborhood looking at other houses and see the asking prices and maybe even venture into an open house or two and then get a price stuck in their heads that they SHOULD be able to get for their home. The problem with that is, as the seller, you don't know all the details surrounding the homes you visit. Maybe they're bigger than yours or newer. (Even though they may not look like it) Perhaps there are upgrades that weren't readily apparent but mean a lot on the market. A qualified Realtor can give you the SALES price for all comparable homes in your area for the last several months and tell you why they sold for that amount. That will help you make an intelligent decision about pricing your home.

2. Some Sellers don't equate sales price with time on market.
A real estate professional knows that there are two things that sellers want more than anything. To sell their home for the most money possible and to do it quickly. However, sometimes those two objectives interfere with each other.


If the seller has a time line that they MUST adhere to, then they need to let their Realtor know that. Sometimes a price can be very fair for a particular home, but the market conditions at that time may not produce a quick sale at that price point. Lowering the price just a bit is sometimes all that's needed to bring buyers around. But, doing this on your own is risky unless you follow market trends religiously. That's why it's best to let a qualified Realtor do the work for you. They deal with homes all over town and can help you get perspective on a "quick sale" price.

3. Some Sellers don't make their home available for easy showings.
It's easy to fall into this trap when you're selling a home. After all, it is still your HOME and trying to keep it "show ready" at all times is difficult - especially if you have children, pets or just an active and busy lifestyle. But, if you want your home to sell in the shortest amount of time, then you need to make it available to area Realtors to show to their buyers at a moment's notice. This means allowing your Realtor to put your home on a lockbox that all Realtors can access.
