Austin Texas Real Estate Home Buyer Tips

1. Decide what you want before you contact a Realtor. This saves you lots of time in the long run. To help you decide, open our "priority list" worksheet and print it from your computer!

2. Once you've contacted a Realtor, make sure your financing is in order. Check out what documents you'll need and get the loan ball rolling before you look for houses.

3. Make sure when you look at a home, you've got all the decision makers there so that you can make decisions quickly.

If you think that your children will be fussy during a long day of house hunting and contract signing - then arrange a sitter for that time period. Only take your children to the houses that you are seriously considering for their input. *But do include them - your children will take the move much better if they have a say in the decision.

4. Don't expect your Realtor to make the decision for you. They are there to assist you with the legalities of home buying and to give you valuable market information about the home and neighborhood. But, even though you trust them - they can't decide which home is best for you.

5. Don't let decor of the home put you off. It's hard to see around someone else's taste, especially if it's very different from your own - but it's important to look at the layout of the home and its size and flow to see if it work for you and your family. Remember, you can always paint!!!

6. Once you find a home you like, make an offer. Homes go off and on the market very quickly sometimes in Austin, and if you find a home or property that you really want - make an offer immediately. *That's another reason why it's so important to have your financing in order before you start looking!

7. Finalize your financing. Once the offer is accepted and a closing date set, work with your mortgage broker and Realtor to see what other information they still need from you. Dragging your feet here can delay your closing and sometimes cost you money - even more, it can result in you losing the house you wanted to buy.
