It's hot...really hot. And real estate is in high gear. Those of you who are looking for investment properties had better make some decisions and FAST. The market is trending towards sellers and in the ultra hot neighborhoods favored by many of you, listings don't stay on the market long. If you don't have a full-time Realtor® searching for properties that suit your specific business needs, you are probably missing the best deals because you don't find them fast enough.

If you're selling - that's good news for you if you live in Central Austin and some other choice neighborhoods around town. YOU have to be careful that you aren't selling your home short by overpricing it for it's condition. That's right, the properties mentioned above are only selling quickly for top dollar if they're in great shape and priced with the market. Some of you trying to do it yourself run the risk of underpricing your property and not getting what it's really worth or worse - overpricing it and having it sit on the market too long.

Buyers don't dispair! There's good news for you too. While demand in some neighborhoods is driving up prices, that's not true everywhere. You can still get great deals in most parts of town - but you have to be prequalified by a lender and ready to make and offer when you find what you want. Because again, good deals don't last long.
